SUBJECT: SITE FURNISHINGS SUPPLEMENT TO THE DOWNTOWN TIBURON DESIGN HANDBOOK: REVIEW AND COMMENT

 BACKGROUND

The Town Council adopted the Downtown Tiburon Design Handbook on May 1, 2002. Planning Commissioners have previously received color copies. The Design Handbook project envisioned the adoption of a separately-bound volume or supplement addressing street furniture, with photos or cut sheets illustrating the types and styles of street furniture encouraged by the guidelines set forth in the Design Handbook. This distinct volume is being called the "Site Furnishings Supplement".

The Site Furnishings Supplement was always intended to be a separate appendix that could be updated rather more frequently than the Design Handbook itself, due to the rapidly changing availability, styles and tastes in street furniture. The Supplement has been reviewed and endorsed by the Downtown Design Guidelines Steering Committee and now comes before the Planning Commission for review and comment.

ANALYSIS

The Site Furnishings Supplement is a brief "catalog" of street furniture and other accessories to act as a guide for the selection of site furnishings in the Downtown area. These furnishings include benches, tables, chairs, street lights, bollards, bicycle racks, and so forth. One use of the Supplement would be to assist the Chamber of Commerce with its Master Plan for outdoor tables, chairs, and benches along Main Street and its surroundings.

A copy of the draft Site Furnishings Supplement is attached. All pages are black & white on your copies. Some sheets of the original are in color, and these will be available for viewing at the meeting.

The Downtown Design Guidelines Steering Committee reviewed the Supplement at its meeting on November 19, 2002. Deletions and amendments made at that meeting are shown on the annotated version attached as Exhibit 1.

RECOMMENDATION

The Planning Commission should review the draft Site Furnishings Supplement and direct Staff to forward it comments and recommendations to the Town Council.
